Is this home being auctioned?

A property already headed for court auction (경매) or public auction (공매) is the single biggest red flag before you sign a lease — your deposit can be wiped out. Pick a province and district anywhere in Korea, add a building or address, and Ondol checks what is currently listed.

Court auction vs. public auction

Court auction

When an owner can't repay a debt, a creditor takes the home to court and it is sold at auction. Most deposit-fraud losses run through here: if senior claims (mortgages, earlier tenants) outrank your deposit, the sale proceeds may never reach you.

공매 · gongmae

Public auction

Run by KAMCO through the OnBid platform — homes seized for unpaid taxes, plus public and corporate assets. Same practical danger for a tenant: the property is being sold out from under its current use.

Why it matters

An auction outranks your lease

If a home is auctioned, the buyer can take possession and the sale proceeds pay off registered claims in order. A large deposit on a property already in auction is the classic way tenants lose everything. Finding a listing here means stop and get professional advice before signing.
